A previous review by the Chinatown Historic Area Planning Committee concluded that the 15-storey condo tower planned at the northeast corner of Main and Union streets is too bulky and out of place.

Studio One Architecture Inc. filed the rezoning application on behalf of Bonnis Development Corporation.

In the design strategy forming part of the application, Studio One stated that the project will contribute not only to the “future growth, economic revitalization and residential intensification of Chinatown South”.

According to the architects, the development will also “contribute to the Chinatown character and its cultural and heritage values”.

“The proposed project intends to respect the historical and cultural heritage of Chinatown, respect the existing urban pattern while employing contemporary architectural expression, construction methods and detailing,” according to Studio One.

A key heritage feature is the installation of panels in the lane next to Union Street to commemorate the former black community enclave known as Hogan’s Alley.
